Houston on list of fastest growing cities in America

Where are the fasterst growing cities in America?  According to Forbes.com, four (Austin, Dallas-Ft.Worth, Houston, and San Antonio) of the ten fastest growing cities in America are in the beautiful state of Texas.  Why Texas?  Low taxes and inexpensive real estate attract businesses and along with those businesses come jobs.

Powered by health care and energy, Houston captured the number 4 spot on the list of the fastest growing cities in America.  Houston’s population is projected to continue growing as Moody’s estimates another 484,000 people will call themselves “Houstonians” by 2016.

Located approximately 25 miles north of downtown Houston and often referred to as Northwest Houston, Spring Texas is poised to benefit from future growth. Due to its manageable commute, many residents of Spring Texas work in the Medical Center and in downtown Houston.  In the last ten years (2010 U.S. Census), Spring Texas experienced a 49% growth in population to over 54,000 residents.

Crime Reports for Spring Texas

When working with buyers relocating to the Spring Texas area, I am typically asked ”What’s the crime like in Spring Texas?” That’s a loaded question because the National Association of Realtors code of ethics prohibits Realtors which includes me from directly answering the question.

What I am permitted to do is to provide a source where you can check out the crime rates yourself. You can then form your own opinion about the crime in the Spring Texas area.

The best source I have found for information on crime is www.crimereports.com.  The Harris County Sheriff’s Office is the source of information and the site is extremely user friendly.  Type in an address and the crime reports are quickly generated. The date range is defaulted to the last 14 days but you can change it to show you the last 30 days or you can select a custom date range.

You can also specify the type of crime report / incident you would like to view such as breaking & entering, robbery, theft of vehicle, family offense, or missing person.  In addition, you have the ability to overlay the location of registered sex offenders.

And yes, there is an APP for it too. You can download CrimeReports for the iPhone from the iTunes App Store.

Bugs, Beer, Bands – Old Town Spring Crawfish Festival 2012

It wouldn’t be spring time without the annual and popular Old Town Spring Crawfish Festival that now extends over 2 weekends.

Enjoy your fill of over 25 tons of delectable crawfish, listen to live rock, zydeco, country, blues and bluegrass music as it is performed on 3 stages, and party with 150,000 of what will soon become your closest friends.  The weather is forecasted to be near perfect so get out and enjoy some bugs, beer, bands and a whole lot of fun at the 26th annual Crawfish Festival at Old Town Spring Texas

Here’s the need to know details on the 2012 Old Town Spring Crawfish Festival:

When: April 20 – 22 and April 27 – 29
Hours:  Fridays – 6 pm to midnight, Saturdays – noon to midnight, and Sundays – noon to  6 pm
Where: Preservation Park in Old Town Spring located at  130 Spring School Rd Spring TX, 77373

How Much?
Tickets: $12 at the gate and  free to kids 12 and under when accompanied by an adult.  You can save a  little green by purchasing your tickets online for $8 but there is a $1.50 service fee.
Parking:  $7 – bring cash because they don’t accept credit  cards for the parking.

Crawfish: $16 for 3lb platter and $25 for 5lb bucket (both include corn and potato)

Garage Sales

It really doesn’t matter whether you call them Garage Sales or Yard Sales, they both represent an opportunity for you to purge your closets and sale unwanted items.  But don’t go grabbing your markers to make your garage sale signs without first checking your subdivisions deed restrictions.  As the deed restrictions of many Spring Texas subdivisions prohibit garage sales.

In the subdivisions that do permit garage sales, many HOAs will organize and host bi-annual garage sales to reduce the traffic generated by weekly garage sales.

In The Woodlands, if you want to sell your unwanted items you will have to do it at one of the bi-annual community flea markets.  The community flea markets are held in the Town Center Parking Garage. Admission is free to treasure hunters but sellers have to pay $50 per booth space.

What’s in a name? – T.C. Jester

The story behind the names of the streets of Spring Texas.

T.C. Jester is a main South – North street through Spring.  It connects F.M. 1960 to F.M. 2920 and runs through the subdivisions of Olde Oaks, Terranova West, Spring Creek Oaks, and WindRose.

T.C. Jester was named after T.C. Jester. He was a pastor at the Baptist Temple in the Heights from 1927 to 1950. He served on the Houston City Planning Commission and the board of the Baptist Hospital.

How did Spring Texas get its name?

In the 1870s, railroad workers were laying tracks from South Texas into Houston.  After a harsh winter, the railroad workers finally reached the area during spring time.  The railroad workers were so excited winter was over they named the area “Camp Spring”.

In 1873, Camp Spring was platted and became a settlement.  Later “Camp” was dropped from the name and Spring became the base of operation for railroad workers.

Akaihi sushi ROCKS!

Since Akaihi’s opening on January 5th in the HEB shopping center at Louetta and Stuebner Airline, my husband and I have dined twice at the Japanese restaurant.  Both times we have been extremely pleased with the wait staff and the sushi has rocked!

We can’t vouch for all of the 50+ sushi rolls available because we haven’t tried them all. But of the sushi rolls we have tried, the Catepillar (eel and avocado) and the Shaggy Dog (Shrimp tempura) are our favorites. The sushi was fresh and the portions were generous making it difficult to eat it all in one bite.

The drinks were reasonably priced with $2 domestic and $3 import beers during Happy Hour.  Wine was reasonably priced as well at $5 for a glass of Beringer Chardonnay. The portion wasn’t skimpy as the bartender provided a healthy pour.

We give Akaihi’s a big 2 thumbs up! Give them a try.  This is one restaurant we would like to see stay in business.

During Akaihi’s Happy Hour which runs from 3 – 7 pm and is avaiable 7 days a week, numerous sushi selections are $1.50 each and many sushi rolls are discounted 20%.  Akaihi is located at 7316 Louetta Rd Spring TX 77379 next to Spec’s.

What’s in a name … Ella

The story behind the names of the streets of Spring Texas.

Ella, a major North – South road through the popular Cypresswood subdivision, was named after Edward Lillo Crane Sr.’s wife.  Edward Lillo Crane Sr. was one of Houston’s real estate developers.

The Sanctuary out of bankruptcy court and under developement

The Sanctuary, a 144 single family residential development situated to the North of Spring Cypress and between Kuykendahl and Ella, is out of bankruptcy court and under development. Initially developed by Wallace Bajjaili Development Partners, the plans for The Sanctuary were to have custom built homes starting in the $450s. But the project never got off the ground and not one home was constructed.

In 2011, D.R. Horton purchased The Sanctuary out of bankruptcy court and began construction. By the end of January, 2012,  The Sanctuary will have 4 homes closed and occupied and 5 completed inventory homes ready for move-in.

D.R. Horton is currently building in Section 1 of the 144 lot development.  Base home prices start in the low $280s and continue upwards into the low $340s. Average lot sizes are a generous 85 x 125 (10,625 sqft). The homes square footage ranges from 2,620 to 3,556.  8 foot privacy fences are standard unless your home backs to one of the community’s reserve areas.

The annual HOA fee is $875.  The tax rate before exemptions is 3.02%.  The private, gated subdivision is zoned to the highly acclaimed Klein school district.

Texas holds onto #1 spot

For the seventh year in row, Texas has come out on top.  On Allied Van Lines’ 44th Annual Magnet States Report, Texas once again captured the #1 spot for highest net relocation gains (inbound moves minus outbound moves).

The net relocation gains for Texas continues to decrease. The net relocation gains for 2009, 2010, and 2011 were 2,000, 1,640, and 1,556, respectively.  The housing market is to blame for the decrease in the net relocation gains.  People are unwilling to relocate because they are under water on their house and they can’t afford to take the loss.

Texas continues to out perform other states in net relocation gains because Texas continues to add jobs.  Why would you want to relocate to Texas?  Here’s my list of 20 reasons why I LOVE living in Spring Texas.
