What’s the purpose of the buyers final walk thru?

The purpose of the final walk thru is to confirm the home is in the same condition as it was at the time you went under contract on it.  You want to confirm that no damage occurred to the home during the sellers move out and that no damage occurred to the home while it was sitting vacant.  You should walk around the home and check the condition of the walls and windows and also check underneath the sinks for water leaks. 

The other purpose of the final walk thru is to confirm that all of the agreed upon repairs have been completed. You should request the repair receipts before the final walk thru. 

The final walk thru is typically performed the day before or the day of the day you are scheduled to close on your Spring Texas home.  After you have completed the final walk thru, your real estate agent will request your signatures on a buyers final walk thru form acknowledging that you walk thru the home before closing.
