Frustration by both home buyers and Houston Realtors on the accuracy of a listing’s status has pressured the Houston Association of Realtors (HAR) Board of Directors to approve a rule change. Effective April 1, 2013, the time frame to update a listing’s status from “Active” to “Option Pending” or “Pending” or “Pending continue to Show” has shorten from 5 days to 3 days.
If the status of a listing is not updated within 3 days to reflect it’s under contract status, HAR will impose a $100 rules violation on the listing agent.
In my opinion, the time frame to update a listing’s status should have been shorten to 2 days. To change the status of a listing in our MLS requires only a minimum amount of time … maybe five minutes. I believe that even the busiest of Houston Realtors should be able to find five minutes over a 2 day time frame to update a listing’s status.
Over the last 10 years, I have shown numerous Spring Texas homes with an MLS status of “Active” that were actually under contract. Homes that my buyers would not have viewed if they had known the homes were under contract.
