What stays and what goes with the purchase of a resale home?
Real estate is local and so is what stays and what goes with the purchase of a home. Your purchase of a resale home in Spring Texas will include the following items:
If the microwave is not built-in and it is a free-standing microwave just sitting on the counter, it’s considered personal property and will not be there on closing day.
The refrigerator, washer and dryer are non-realty items and not included in the purchase of a Spring Texas resale home. Any of the items listed above can be excluded from the sale of the home if they are identified as exclusions in the contract.
One last thing – Just because a Spring Texas home is advertised with washer, dryer and refrigerator included does not guarantee they will be there on closing day. To guarantee that the advertised washer, dryer and refrigerator convey with the house requires either a non-realty items addendum or a bill of sale to be executed by both the buyers and the sellers. Without a document signed by both parties, the sellers will assume you didn’t want them and they will be removed from the home before closing.
