The purpose of the final walk thru is to confirm the home is in the same condition as it was at the time you went under contract on it. You want to confirm that no damage occurred to the home during the sellers move out. Confirm that no damage has occurred to the home while it was sitting vacant. During the final walk thru check the condition of the walls and windows of the home. Don’t forget to check underneath the sinks for water leaks. Check to see that the sellers have left the house in a broom clean condition. Have the sellers removed all of their personal belongings and trash? Confirm that the agreed upon non-realty items have not been removed.
The other purpose of the final walk thru is to confirm that all of the agreed upon repairs have been completed. Ask the sellers for the repair receipts before the final walk thru. Walk around the house and confirm that all repairs have been completed
