What is a master planned community is a question that I am frequently asked. A master planned community is a large scale development featuring a wide range of housing prices and styles, an array of amenities, and multiple non-residential land uses.
The uses of the land have been planned in advance. In Spring, TX, we have several master planned communities to choose from including the Woodlands, Gleannloch Farms, Windrose, Spring Trails and Spring Lakes.
The Woodlands is one of the largest and most popular master planned communities in the country. The Woodlands was developed in 1974 as a response to the rapid growth of the Houston area. The Woodlands consists of 27,000 acres, six championship and signature golf courses, 100 miles of hike and bike trails, 80 neighborhood parks, a 200 store shopping mall, a waterway complete with water taxis, a 200 acre lake, a 17,000 seat outdoor amphitheater, a resort and conference center with 60,000 square feet of meeting spaces, plus many other amenities.
In its prior life, Gleannloch Farms was an Egyptian Arabian horse farm. Today its ties to its past can still be found at the Equestrian center. Gleannloch Farms amenities include a 27 hole golf course designed by Jay Riviere, 8.5 miles of trails, three recreation centers, seven parks, 21 acre lakefront complex with a six lane competition pool, tennis courts, baseball and soccer fields, picnic tables, a dog park, and a boat house where you can rent a kayak for some fun on the water.
Windrose includes over 1,100 acres of forested land and 2,000 homes. Windrose’s amenities include a 18 hole championship golf course, a jr. Olympic pool, tennis courts, recreation center, lakes with fountains, numerous winding trails, a volleyball court, and other amenities. A top rated elementary school is located inside the subdivision.
Spring Lakes is a smaller gated master planned community consisting of 250 acres and 800 homes. Spring Lakes features three lakes with fountains comprising six acres. Residents enjoy the walking trails, especially the ones that are around the lakes. Additional amenities are a community pool, sand volleyball court, two lighted tennis courts, playground, and picnic tables.
Master planned communities have gained in popularity over the years especially with active families that like to enjoy the outdoors.
